You've done the research on composite decking. You love what you see. You reach out to a few builders and receive quotes that look quite different from each other — same material, same approximate size, noticeably different numbers.
It's a confusing position to be in. And it's more common than homeowners expect. Here's what's actually driving those differences — so you know what questions to ask and what to look for before committing to any builder.
Not All Composite Deck Quotes Are Equal
The surface — the boards themselves — is only a fraction of what goes into a quality composite deck. Two quotes for "a composite deck" can represent very different things once you look at what's actually included: the structural frame beneath the boards, the fixing system holding everything together, the site preparation, and the finishing details at the edges and fascia.
A builder who cuts corners on the substructure isn't necessarily trying to deceive you — they're just building to a lower standard and charging accordingly. The problem is that you won't feel or see the difference until years later, when the deck bounces underfoot, develops gaps, or shows rust marks from exposed fixings.
The real question with any quote
It's not "is this cheap?" — it's "what am I actually getting for this?" A lower quote is only good value if the quality behind it holds up for the life of the deck.
The Substructure Beneath Your Feet
This is the single biggest quality variable in any composite deck build — and the one most invisible to the eye at handover. You can't see the frame once the boards are down. But you will feel it every time you walk on the deck.
A properly built substructure involves laminated bearers and joists — multiple timber members bonded together to increase strength, eliminate sag and straighten any natural bow in the wood. This is significantly more labour-intensive than standard single-member construction, and it shows in both the quality of the finished result and the longevity of the structure.
A quality build also includes joist protection tape on every horizontal timber surface, preventing moisture from sitting on the timber and dramatically extending the life of the substructure. And engineering-assessed bearer spacing — closer than the minimum required — to eliminate the bounce underfoot that plagues decks built to the minimum standard.

A builder who quotes cheaper on the substructure is typically building single-member frames at minimum required spacing. It's legal. It passes inspection. But it delivers a noticeably less solid result — and one more prone to movement and maintenance issues over time.
The Board Collection You Choose
Most quality composite suppliers offer tiered collections — from an entry-level Classic through to a premium Deluxe grade. The differences matter:
- Grain depth and realism. Premium boards use deep embossed grain patterns that replicate the texture of natural timber convincingly. Entry-level boards have shallower, more repetitive patterns.
- Colour stability. Higher-grade collections use more advanced UV stabilisation technology that holds colour better over many years of Melbourne sun. Entry-level boards can show more fading over time.
- Colour range. Premium collections typically offer a wider range of tones — from light coastal greys to deep charcoals and warm timber tones — giving you more control over the finished aesthetic.
- Warranty terms. Quality composite boards carry a 25-year residential warranty on materials. Always confirm this specifically — not all composite products are equal, and warranty terms reflect that.
The Fastening System
How the boards are attached to the frame is a visible quality difference in the finished deck — and a meaningful one for long-term performance.
Budget installations often use standard plastic clip systems between boards. The problem: if a clip seats slightly uneven, the board gap shows inconsistently across the deck surface — and it can't be fixed without pulling up the boards. Over time, plastic clips can also degrade or crack in extreme temperature cycles.
A quality installation uses a metal stainless steel fastening system. A metal clip grips the board firmly as it's screwed down, ensuring a consistent, precise gap across every joist for the full length of the deck. No visible fasteners, no rust marks, no variable gaps. The result looks deliberate and precise — because the process that produced it was.
Site Conditions and Access
A flat, accessible ground-level site is the most straightforward scope. The moment the site introduces complexity — a sloped block, limited access for machinery, elevated structure requiring engineering, clay soils needing deeper footings, an existing structure to be demolished and removed — the scope of the project changes meaningfully.
A quote that doesn't account for your specific site conditions isn't a real quote — it's an estimate based on the simplest possible version of the job. Always ask your builder to visit the site before quoting, not after.

- Picture frame border. A contrasting border board around the perimeter of the deck is one of the most impactful design choices you can make — and it requires additional mitre cutting, planning and precise installation.
- Herringbone picture frame. A picture frame border with herringbone laying within it generates significantly more waste and requires more precise cutting than a standard linear lay. It also takes longer — and the result, when done properly, is noticeably more distinctive and crafted-looking.
- Integrated deck lighting. Flush-mounted in-deck lighting requires structural planning at the framing stage, not as an afterthought. When done well, it transforms the deck at night.
- Fascia boards and composite edging. Concealing the subframe perimeter with fascia boards and finishing exposed board ends with composite capping is the mark of a properly completed deck — and is often quoted as an optional extra.
What's Often Left Out of Quotes — Ask Every Time
Ask whether these are included before comparing any quotes
- Demolition and removal of existing deck or structure
- Fascia boards — concealing the subframe perimeter
- Composite edging — finishing exposed board ends cleanly
- Steps and balustrades — often priced as a separate scope

A quote that looks lower may simply have left half of these items out. Always ask for an itemised breakdown — not a single bottom-line figure — on every quote you receive.

How to Evaluate a Composite Deck Quote Properly

- Ask about the substructure specification. A reputable builder will happily explain their bearer and joist sizing, spacing and lamination approach. Vagueness here is a warning sign.
- Ask what fastening system they use. Metal stainless steel versus plastic clips is a meaningful quality difference that tells you something about how the builder thinks about the finish.
- Ask to see completed work. A composite deck from a quality builder looks impeccable — consistent gaps, flush edges, clean fascia. If they can't show you finished projects, ask yourself why.
- Confirm the board warranty. Quality composite boards carry a 25-year residential warranty on materials. Ask what brand they're using and check the warranty terms yourself.
- Check the installation warranty. Separate from the material warranty, a builder's workmanship warranty (typically two to five years) tells you how confident they are in the quality of their own work.
- Pay attention to communication. How quickly do they respond? Are their quotes detailed and clear? A builder who communicates well during the quoting stage usually communicates well during the build.
