About This Project

What looked like a straightforward deck replacement turned into something much more significant. When the boards came up at this Seaford property, sections of the underlying framing had started to give way — the timber joists rotten and softened by years of moisture, never bracketed or protected. It was only a matter of time before someone's foot went straight through. The entire subframe was stripped, deteriorated framing removed, a new frame built with joist protection tape and saddle brackets throughout, a new lintel added for support, and everything secured with structural screws and nails.

The existing balustrade was no longer safe — replaced with a marine-grade tension wire system engineered for coastal conditions, finished with a Tasmanian oak handrail the full length. Nineteen photos. The real issues are always hidden underneath — and that's exactly why they need to be fixed properly.
